Repair Inspections

If you've lived in your house for a while, but not ready to sell, you may want to know its condition and if there are any maintenance repairs needed.

Haven't thought about your crawlspace since you moved in? It’s a good idea to have your crawlspace inspected periodically to ensure moisture content is within normal range, there are no active plumbing leaks and no wood rot.

If you're doing any renovating or repairs, let us know and we can come out to conduct a Repair Inspection to make sure that all the work is completed in a professional manner and/or sufficiently resolves the repair need.

Rental Property Inspections

Move-In Rental Inspection

We can inspect your rental property after tenant move-out to let you know what repairs are needed.  We can also perform an annual inspection of your vacation property to let you know if there are any repairs you'll want to make to ensure all is good working order for the comfort of your vacationers.

Just for new tenants, we can perform a special inspection to let them know safety features of their new home and how to operate key systems in your home, such as the HVAC, to keep it in good shape during their residency.

New Construction Inspections

  • Pre-Drywall - This early-stage inspection takes place after the framing, roof, plumbing, electrical and HVAC have been installed and right before the drywall goes up. The purpose of this inspection is to ensure all systems behind the walls are built to satisfaction.

  • Pre-Closing - This is a full inspection of the home in finished condition which takes place just before closing to ensure all systems are in good working order and that there are no defects.

  • 11-month Builder's Warranty Inspection - Just Bought a Brand New Home? Especially for homeowners who didn’t have their newly built home inspected before closing, a home inspection can give you peace of mind that your home is built solid, in good working order and free of major defects. Just before the one year anniversary of your new home (generally around the 11-month mark), call us to schedule a good, thorough home inspection so that you can have any defects repaired while your home is still under the 1 year warranty provided by your builder.

Home Sellers

Having a home inspection before you list can be a very smart move.

If you’re getting ready to sell your house, a ‘pre-listing' or 'sellers' home inspection can help you determine how best to prepare your home before you put it on the market -- so you can sell it faster and for more money.

If you have a newer home in great condition, a seller's inspection will help you highlight this advantage relative to other newer homes also for sale which may never have had a home inspection.

If you have an older home or, if you've lived in your house for several years, a home inspection can be especially useful because you’ll want to know if your house has any repair needs before you open your home to potential buyers. A ‘move-in ready’ home will be attractive to buyers and profitable for you.

The most important thing home buyers want to know is if there are any significant issues with the house -- especially if it is an older home. Sell your home faster, for more money and without all the stress.
